Observation
The rubber boot on the rear plumbing vent is cracking and lifting at the base. No active leak was observed in the attic directly below at the time of inspection.
Recommendation
Reseal or replace the boot at the next service visit. Inexpensive, but a common future entry point for water if ignored.

Structure & Foundation
Observation
Standing water and a torn vapor barrier were present in the northwest crawlspace. Moisture readings on adjacent floor joists were elevated, a conducive condition for rot and pests.
Recommendation
Correct exterior drainage, replace the vapor barrier, and have a licensed contractor evaluate the affected framing before closing. Re-inspect after remediation.

Observation
Two conductors are landed under a single breaker (#14) not listed for two wires — an overheating and fire-risk condition.
Recommendation
Have a licensed electrician correct the connection. Quick, inexpensive fix; important safety item.

Plumbing System
Observation
The 50-gallon gas water heater is ~11 years old, functioning, with minor corrosion forming at the fittings. Typical service life is 10–12 years.
Recommendation
Budget for replacement within 1–2 years ($1,500–$2,200). Flush annually until then.
Heating & Cooling: Heat pump delivering proper temperature split

System
Heating & Cooling
Observation
The 4-year-old heat pump produced an 18°F differential, ran quietly, and showed no visible duct leakage. Filter was clean.
Recommendation
No action needed. Continue routine filter changes and annual service.
Interior, Doors & Windows: Doors, windows & appliances functional

Satisfactory
System
Interior, Doors & Windows
Observation
A representative sample of doors and windows operated correctly; built-in appliances passed a basic functional test; the garage-opener safety reverse worked.
Recommendation
No action needed. A few windows would benefit from fresh weatherstripping — maintenance, not a defect.
