Roof & Gutters
Covering, flashing, penetrations, gutters, and drainage — inspected from the roof or eaves where safely accessible.

We evaluate the roof covering, flashings, valleys, vents, and chimney penetrations, plus gutters and downspouts and how water leaves the home. Where the roof is safely walkable we inspect on the surface; otherwise we inspect from a ladder at the eaves, from windows, or with a drone, and we say so in the report.
What we check
- Roof covering type, age, and remaining service life
- Flashing at valleys, walls, chimneys, and penetrations
- Plumbing/exhaust vents and their boots
- Gutters, downspouts, and discharge away from the foundation
- Skylights and visible signs of past or active leaks
Common findings
- Cracked or lifting shingles
- Failed pipe-boot seals
- Clogged or undersized gutters
- Improper flashing repairs
- Downspouts draining at the foundation
Common questions
A home inspection is a visual, non-invasive assessment of the readily accessible systems and components of a home on the day of inspection, following the InterNACHI/ASHI Standards of Practice. We inspect the roof, exterior, structure, electrical, plumbing, HVAC, attic/insulation, and interior. We do not open walls, move furniture, dig, or operate systems that are shut down or unsafe. It is not a warranty, a guarantee, or a code-compliance inspection, and it does not predict future failures.
When it’s safe to do so, yes. Where a roof is too steep, too high, wet, or otherwise unsafe to walk, we inspect from a ladder at the eaves, from windows, or with a drone — and we always tell you in the report exactly how the roof was inspected.
Exterior
Siding, trim, windows, doors, decks, walkways, and the grading that keeps water away from the house.
Structure
Foundation, framing, crawlspace or basement, floors, and visible signs of movement or moisture.
Electrical
Service, panel, breakers, grounding, wiring methods, outlets, and safety devices throughout the home.
