Electrical System
Service, panel, breakers, grounding, wiring methods, outlets, and safety devices throughout the home.

Electrical safety is one of the most important parts of any inspection. We evaluate the service entrance, main and sub panels, breakers and wiring methods, grounding and bonding, GFCI/AFCI protection, and a representative sample of switches, outlets, and fixtures.
What we check
- Service size, entrance, and meter base
- Main and sub-panel condition, labeling, and breakers
- Grounding, bonding, and double-tapped/over-fused circuits
- GFCI and AFCI protection where required
- Representative outlets, switches, fixtures, and smoke/CO alarms
Common findings
- Missing GFCI protection at kitchens/baths/exterior
- Double-tapped breakers
- Open grounds and reversed polarity
- Federal Pacific / Zinsco panels of concern
- Improper DIY wiring
Common questions
A home inspection is a visual, non-invasive assessment of the readily accessible systems and components of a home on the day of inspection, following the InterNACHI/ASHI Standards of Practice. We inspect the roof, exterior, structure, electrical, plumbing, HVAC, attic/insulation, and interior. We do not open walls, move furniture, dig, or operate systems that are shut down or unsafe. It is not a warranty, a guarantee, or a code-compliance inspection, and it does not predict future failures.
No, on both counts. We are an independent inspection company — we don’t perform repairs and we don’t pay or accept agent referral fees. That keeps us unbiased: our only job is to tell you exactly what we see.
Roof
Covering, flashing, penetrations, gutters, and drainage — inspected from the roof or eaves where safely accessible.
Exterior
Siding, trim, windows, doors, decks, walkways, and the grading that keeps water away from the house.
Structure
Foundation, framing, crawlspace or basement, floors, and visible signs of movement or moisture.
