Plumbing System
Supply and drain lines, fixtures, water heater, functional flow and drainage, and signs of leaks.

We inspect visible supply and drain/waste/vent piping, fixtures, the water heater, and functional flow and drainage at sinks, tubs, and showers, plus visible signs of past or active leaks. We note pipe materials of concern (such as polybutylene) and the water-heater age and safety connections.
What we check
- Visible supply piping and material (copper, PEX, etc.)
- Drain, waste, and vent piping and functional drainage
- Water heater age, capacity, venting, and TPR valve
- Fixtures, faucets, toilets, and functional flow
- Visible leaks, corrosion, and prior repairs
Common findings
- Slow or improper drainage
- Water-heater near end of life
- Polybutylene or galvanized supply lines
- Leaking shutoffs and supply lines
- Missing or improper TPR discharge
Common questions
A home inspection is a visual, non-invasive assessment of the readily accessible systems and components of a home on the day of inspection, following the InterNACHI/ASHI Standards of Practice. We inspect the roof, exterior, structure, electrical, plumbing, HVAC, attic/insulation, and interior. We do not open walls, move furniture, dig, or operate systems that are shut down or unsafe. It is not a warranty, a guarantee, or a code-compliance inspection, and it does not predict future failures.
They’re optional but often worth it. A sewer scope ($245) finds root intrusion and breaks in the line that a standard inspection can’t see. Radon testing ($145) matters because the Triangle is in a known elevated-radon zone. A termite/WDO inspection ($95) is frequently required by lenders. Bundle any of them and save 10%.
Roof
Covering, flashing, penetrations, gutters, and drainage — inspected from the roof or eaves where safely accessible.
Exterior
Siding, trim, windows, doors, decks, walkways, and the grading that keeps water away from the house.
Structure
Foundation, framing, crawlspace or basement, floors, and visible signs of movement or moisture.
